The innermost dimension chain, not the building perimeter. Using the outer wall would over-measure every run.

A stair handrail is the rake length
√(run² + rise²), not the horizontal projection — so a stair is never quoted short.

WA brick coursing converts to millimetres
One course is 86 mm, so 28c is 2408 mm. Dimensions given in courses are converted before anything is priced.

Coursing heights are wall heights
A 36c wall is not a 3096 mm balustrade. Conflating the two inflates the whole job.

"AS SPECIFIED" means look in the addenda
The item is present but its spec lives elsewhere, so it is flagged as assumed rather than guessed at.

If it cannot be read or derived, it is null — never invented to fill a gap.
