Verified against the same constant the drawing-analysis prompt itself uses, so this list cannot drift from what the engine does without a test failing.

A retaining wall is measured along its face
Not the excavation line behind it. Measuring the cut would over-measure every wall on the job.

Exposed height and embedded height are different numbers
Top of Wall down to finished grade is what you see; TOW to Bottom of Wall is what you build. BOW usually sits below grade as footing, so treating it as visible face inflates the wall.

Block and paver setout runs to the manufacturer's module
Not brick coursing — that is the steel pack's rule, and applying it here is wrong. The module comes off the finishes schedule or the wall detail, never scaled off the plan.

Levels are Reduced Levels against AHD
In metres to the nearest 5 mm, or a nominated site datum where AHD is not used. The drawing set's own legend wins over any general convention.

"AS SPECIFIED" means present, not absent
Along with "TO SUIT" and "BY OTHERS". The item is flagged as present with its specification unresolved, and the addenda referenced — rather than silently dropped from the quote.

It will not invent a dimension
If a length, level or quantity is not shown or derivable, it comes back null and says so. A confident guess is worse than a gap you can see.

Every view in the set, not just the setout plan
Hardscape setout, planting plan, levels and drainage, irrigation, the plant schedule, the finishes schedule, and sections and details. Landscape scope is spread across sheets in a way steel work is not.

It knows retaining walls are excluded from the 1 m barrier rule
NCC 2022 Housing Provisions 11.3.3 requires a barrier wherever a 1 m fall is possible — but retaining walls are explicitly excluded unless the wall forms part of a path of access to a building. Decks and balconies are not excluded. Confirm the locally adopted edition before relying on it for a quote.

The production board is the pack's own sequence. Irrigation is roughed in before planting and commissioned after it — swap those and the job is dug up twice.

The take-off is not the end of it.
Everything downstream reads from the confirmed take-off rather than from a re-keyed copy of it.
Your plants, pavers and rates
Build your own catalogue — wall blocks, paving, turf, plant stock, irrigation components — from your own suppliers and your own rate sheets. Nothing here ships a price list, because a landscaper's rates are theirs.
Cubic metres are a first-class unit
Mulch, topsoil, bulk earthworks and spoil removal are priced by volume, not stretched onto a linear or area rate. The take-off carries m³ through to the quote line without anyone converting it by hand.
A sequence that matches the site
Irrigation rough-in sits before planting and commissioning sits after, because that is the order the work happens in. The production board is the pack's nine stages, not a steel shop's.
Site measure, QC and handover
Partial site measures are first-class — measure the front, flag the back as not ready, and schedule the return visit without overwriting what you already captured. Handover carries photos and a signature.
